Leonardo Hotels Central Europe continues its growth trajectory with forward-looking investments.
The partnership with Fattal, established in January 2024 with an investment volume of €419 million, marks a key milestone in the company’s growth strategy. Of that amount, €217 million is provided by Fattal Properties (Europe).
Within just one year, 23 hotels were acquired in the Netherlands, France, Spain, Italy, Germany, Ireland, and the UK, totaling around €604 million as part of this partnership. In July 2024 alone, Leonardo Hotels acquired 12 properties in the Netherlands for approximately €370 million.
A new partnership - the fourth of its kind - is already in the planning stage. The lifestyle brand NYX Hotels, which has several upcoming projects, is one of the main engines of this expansion. Additionally, the group is committed to its new Leonardo Limited Edition brand, a curated collection of uniquely selected boutique hotels.

In the lifestyle segment, Leonardo Hotels aims to implement innovative concepts that deliver a luxury experience to young, design-conscious guests. The NYX Hotels brand represents urban chic, creative energy, and a vibrant atmosphere. These hotels cater to contemporary travelers looking for accommodations that reflect city life and culture, not just a place to sleep.
The NYX Hotel Berlin Köpenick is set to open this upcoming season following major renovations that have given it a modern design, urban feel, and unique concept. Additional hotels are planned in Rome, Leipzig, and Brno.
The NYX Hotel Rome, opening in summer 2025 after an extensive renovation, is expected to be a standout project. This remarkable hotel will combine the creative flair of NYX design with the classic elegance of Rome, while maintaining a contemporary and impressive atmosphere.

Guests can look forward to an elegant bar, upscale restaurant, and a courtyard featuring an outdoor pool - an ideal setting for relaxation and celebration. Three meeting and event rooms will be available for business travelers, offering a prime venue for a variety of gatherings.
The establishment of the Leonardo Limited Edition brand marks another milestone in the company's development. This collection of unique and special hotels includes properties with historical significance, unique character, and exclusive design. Among the iconic hotels are The Dilly in London and The Grand Brighton. The Nikolai Hotel in Hamburg was the first member of the German brand in 2024. The hotel offers 94 uniquely designed rooms and is located in a preserved building near the Nikolai Canal, which brings back the charm of Hamburg's Hanseatic history.

The Alden Splügenschloss in Zurich is the city’s smallest five-star hotel, offering 22 luxurious suites with the highest standards. Mannheimer Hof brings a lost sense of luxury back to the city center. The posthouse in Berlin, which is housed in a former post office building near Potsdamer Platz, is expected to open in spring 2025. Badischer Hof in Baden-Baden is the latest addition to this elegant collection. Its rich history as the first grand hotel turned palace hotel in Germany makes it a perfect fit for Leonardo Limited Edition.
Strategic Focus on Further Growth
New hotels are planned for Germany and neighboring countries over the coming years, with an expected average annual growth of 10%. Special focus will be placed on expanding the group’s portfolio in France, as well as in the Scandinavian, Croatian, and Serbian markets.
Alongside expansion plans, investments are also being made in existing hotels. For example, Leonardo Royal Warsaw has added 184 new rooms, bringing its total capacity to 362 rooms. Its public areas were also extensively renovated to ensure high comfort levels and modern standards. In 2024 alone, Leonardo Central Europe upgraded around 1,000 rooms and bathrooms across various hotels. Similar modernization projects are scheduled for 2025.
