Legislation Attempts Prompt Surge in Airbnb Demand Across Europe

New report highlights a significant rise in vacation rental demand across Europe, hinting at a bustling summer ahead

While the Spanish government actively works to remove Airbnb listings from the country's rental market, the public shows clear demand.

According to a new report by AirDNA, a company that monitors short-term rental demand, last month, April 2025, saw a 27.4% surge in vacation rental demand. Primary increases were noted in Spain and also in France.

The spike was partly due to the holidays observed in the Christian world during this month, notably the timing of Easter, which fell in April this year, boosting bookings and occupancy.

Other countries experiencing a jump in short-term rental demand include: Poland, Czech Republic, Norway, Belgium, Germany, Switzerland, Greece, Netherlands, and as mentioned, Spain and France.

The data suggests a clear trend towards the summer months, which are also expected to bring major events such as the Champions League final in France and the Tour de France.

As reported yesterday, Spain's Ministry of Social Rights and Consumer Affairs ordered Airbnb to remove 65,935 tourist rental listings for violating the new national rules.

Airbnb announced its intention to appeal the decision, arguing that the ministry overstepped its authority and used an inaccurate method that included listings not requiring licenses.
