ONE HANAZONO VILLAS. Photo: Hyatt / PCPD Pacific Century Premium Developments Limited (PCPD) and Hyatt Hotels Corporation have announced ONE HANAZONO VILLAS, a collection of just 13 private residences in Niseko, Japan, that will become the first Park Hyatt-branded villas in the country.
ONE HANAZONO VILLAS. Photo: Hyatt / PCPDLocated in the renowned Hanazono area, the development combines architecture by Kengo Kuma, interiors by André Fu and personalized service from the Park Hyatt Niseko Hanazono team.
The villas are designed for year-round living and will range from approximately 700 to 1,000 square meters, or 7,500 to 10,400 square feet. Each residence will feature four to six ensuite bedrooms, spacious living and dining areas, a private driveway and a secluded garden. Most will also offer panoramic views of Mount Yotei.
ONE HANAZONO VILLAS. Photo: Hyatt / PCPDA major feature will be exclusive access to a private clubhouse with ski-in, ski-out connectivity to the slopes and a dedicated après-ski lounge. The residences will be managed and serviced by the Park Hyatt Niseko Hanazono team, combining private ownership with hotel-style hospitality.
Two fully furnished show villas are scheduled to be completed this winter.
Benjamin Lam, PCPD’s Deputy Chairman and Group Managing Director, said the project builds on the company's existing relationship with Hyatt and follows the reception of Park Hyatt Niseko Hanazono and its residences, which opened in 2020.

Hyatt said the project responds to growing demand for luxury residential properties offering more space, privacy, distinctive design and personalized services.

ONE HANAZONO VILLAS is positioned as an extension of Hyatt’s growing branded residential portfolio. The project also reinforces Hanazono’s position as a major luxury alpine destination in Asia, with the residences designed to connect owners closely with Niseko’s natural surroundings.
PCPD has been involved in the long-term development of Niseko, with its portfolio across Hanazono and Weiss covering more than 2.7 million square meters, or approximately 29 million square feet, of hospitality, residential and resort infrastructure.
With only 13 homes planned, the project will offer a highly limited residential opportunity in one of Japan’s best-known ski destinations, combining access to the slopes with large private residences and Park Hyatt service.
